I only ask as I if the shoe were on the other foot per say and an outside investor asked me for referral credit on a deal if they were an agent, I would most likely comply.

We are thinking of asking $2100, but will still be able to contribute to the maintenance/vacancy account comfortably if we come down to the $1800 range.

I also have more capital to invest than my potential partner, and would be more comfortable investing in a larger property (and thereby more sense to use a property manager, but that's a different story). 

Tax, bookkeeping, sorting receipts from a shoe box into a usable backup system, phone calls with questions, etc...[2] When will tax return be done--before due date or after due date.[3] Are there blackout times when question calls cannot be made.[4] Will you need to buy (pay for monthly) any software.Good Luck!

@Max Langlois I was in your shoes two years ago.

The first floor is reconstructed into a salon and the second and third floor are now a comfortable Loft style townhome.

The place is 100% renovated and I missed this part of the renovation--there is shoe molding between the baseboards and floor in all the other rooms.Thanks.
