That will allow you to utilize the same property manager, title co, etc and it can be a little more efficient.

Also, most people don't like the idea of a co-signer, but you can always remove them later once your income has improved.

not sure about the laws in AZ. but we recently had this come up with a property we bought in Co. we told the tenants when we purchased the place( Oct 2020) that we planned to do major renovations once their leases expired( March and April 2021). told them they would have to move out and then reapply if they were interested.

With that little bit of info I would guess you are responsible (or your insurance co). 

Are you okay with having the insurance co pay the difference now and then raise the rates on all 11 homes during the next renewal?
