I like Jon's idea of charging the remaining useful life and would consider it as a legitamit reason to take some of the edge off the cost, too.

And finding the tenant and getting them to sign a lease etc,. is easy because most realtors can do that for you, they charge about 50% of first month's rent which I believe is well worth it.I live in the dallas area and I typically don't even look at the properties (for most cases) , I have a good contractor who will look at the property and run the numbers for me on the repairs.

They are not causing extreme damage, but more wear than I would expect for a typical family.Can I charge them for repainting the walls on moveout, professional carpet cleaning, tile grout stains from not cleaning after spills, etc, or would this be considered normal wear?

If this was an add on to a roof replacement job, I would say it is high; but most companies charge more when they are only coming for something small.

My accountant sent this back: charges you a property management fee, according to their statements the fee is deducted from the statements every month and the net rent amount is sent to you.
