For example the house has a section that used to be a sunroom or screen porch and was added many years ago as part of the house and somehow none of this work was done with papers, also the basement was finished with a bathroom, kitchen and non-compliant bedroom but the entire basement is around 6’8” instead of 7” (minimum per code) so inspector is saying that the entire basement was not suppose to be finished and it sounds like he wants it all removed or to apply for a variance that he is letting me know upfront most likely wont be approved.

Once you close on the loan and finish repairs you can refinance the property but you do not have to wait to put in renters is the work is completed.If you were to buy a primary home using FHA the guide lines state you must occupy the home within 60-90 days and for a 12 month period. 

Take a breath, finish school, and get educated on everything there is to know about RE before jumping in too quickly into a wholesale deal that you are going to get stuck with.

Plan to finish renovations

I literally just finished teaching a CE class for realtors on this 15 minutes ago.The key of course is that the primary residence exemption can be available as long as you've lived in it for 2 out of the previous 5 years. 

With a HELOC, you can pay it off after you finish your brrrr and eliminate that extra payment.

Once it was finished, I did a cashout refinance, got back all my money and paid the HELOC.

I just finished a single family that I am renting out the end of September and moving to my westfalia to some adventures.
