I am a fan of Joe Asamoah's concepts about government-assisted housing (which basically state low-income tenants are great if you treat them right), but I wonder if it's a bit of a fantasy (or the playground of real black-belt investors and PMs only).Has anyone had an experience (positive or negative) with low-income rentals, tenants, PMs, or the like?

I'm currently looking at 725-727 Vernon ave  and 113-115 Georgiana circle  Madison Wisconsin and could use some assistance going through the examples. 

I believe that the highest and best use for this building is to turn it into an assisted living facility, and restore its original beauty.   

@Lance StokesI do primarily creative financing on the buying and selling,So I don't have yet much of the contacts you are looking for.And again Indianapolis is a big city with diverse 'hiring powers'But I feel it's ain't competitive and crazy as Cincinnati.

Have consultants to assist but just looking for a financing solution through the build portion that upon completion the loan would be rolled into a traditional 30 yr mortgage or VA loan.

I was able to get $20k in down payment/closing cost assistance through a program called Neighborhood WORKS, they held a 2 day event back in May 2019 that awarded $20K to 300 families on a first come first serve basis.

Assisting homeless veterans is fantastic, and I am trying to do the same thing by volunteering and helping service members with PTSD.
