It is because they are over leveraged to the max and cant afford two months worth of mortgage, that's silly.

With retail you have mom and pop, regional, and national tenants.Often mom and pop tenants can't afford attorney representation so try to do things on their own to negotiate a lease.Owners could try to write anything into a lease but doesn't not mean it is legal or enforceable.

It will frustrate you at times, but keep a good attitude and learn as much as you can.

I already rent a single family home in Sharpstown with 3 roommates, each paying a fairly affordable $380 a month in rent.

I don't think many things within the five boroughs will be within an affordable price range and thus I am thinking the outskirts is where I will wind up.  

Being able to provide affordable housing on 2.5 acre lots when everyone in the area is getting stuck right next to a neighbor made this more green and more sustainable which I love!

A bad communicating tenant is always frustrating!
