He doesn't want to use a lawyer and our court system requires the home owner or his/her lawyer to appear in court.Now the landlord has dropped the price for me to purchase both homes and evict the tenants after the deals are closed.  

My contracts from my lawyers should be in this week and I'm just building more of my power team.  

I think situations like this are why lawyers get such a bad reputation.  

Bankruptcy is the only hiccup that comes to mind, but I'm not a lawyer...Mechanics becomes the question.

Have the buyer sign it, take it to a title company or real estate lawyer and they can pull the title and coordinate the closing. 

Talk to an accountant and a lawyer asap.

Account Closed  correct 90% of buyers looking for a home to live in .. are not in the industry and really don't know what to look for.. etc etc.. and are best represented by an agent or if they find a fSBO they should have a Lawyer do the contract for them.. pay them a grand or two..

He probably wants money to do it.A good local lawyer might be worth the investment, if you want to see if you can get away with it.
