Most will request that all assets be in an LLC; however, all ten loans would come off your credit and become a business purpose loan.

@Andrea Barbee, notes on MHs w/o land (a depreciating asset) for such a long period is not particularly appealing.

I’ll have $130k if I refinance it & a cash flowing asset.. but I’ll have to wait 5-6 months... thoughts ?

You will have selling costs and taxes that are not worth selling in such a short time, in addition I assume you are in the game to build wealth, keeping this asset is a fantastic foundation to build on, don’t cash out and start over.

Any recommendation on an affordable (or free) floor plan design software or website. 

Are you pretty firm on one asset class or do you like multiple?
