Try BP (they sell them), or you can get from other sources on line. 

@Alden Zuck I have seen a lot of these programs this one does not sound very different to me, you can learn most aspects of wholesaling online for free and save the $5,000 to put towards marketing. 

I'm also in the process of getting my real estate licenses online. so I kinda have and idea of what I want just need some help getting there. 

Buying preconstruction condos was a good play for a few years in Toronto/GTA but as soon as the market turned people realized how risky that strategy is. 

@Mark Ainley If its under 6ft and not masonry anyone with a GC license can pull an easy permit online (assuming the property is not owner-occupied, otherwise the owner can do so).

There is a good amount of inventory that still needs work so there are value add plays. 

I did some digging online and found a Use permit completed and appears to be approved...

I know many sell Purchase Agreements online as well.

A bit of advice,I would not start a conversation announcing yourself  as socialist - to those of us who've actually experienced the atrocity that is socialism, it doesn't play too well...Just a thought.Another thought - take a trip to Venezuela :)
