They're packed full of great info, and because the hosts are actual investors, whenever I'm thinking of a question that I'd like to ask their guests...95% of the time Josh or Brandon will ask it!

They have a host of good information as well.

The primary host used to be a licensed agent and broker and decided to let his license lapse in favor of organizing syndication deals and adding good Realtors to his team.

Listening to Brandon and Josh evolve their host styles is entertaining as well as informative.I currently own one SFH rental in Virginia Beach that was a primary home when purchased.

One thing I didn't include here that you may have in this deal is other expenses like water, utilities, garbage, pest, and a host of over expenses that some landlords pay.

You should meet @Doug Merriott He hosts a local meetup that many local folks from BiggerPockets attend.  

The hosts do a good job of asking the how and why questions to make the podcasts educational/informative. 

I've been told Blackdiamond.com is a good one and @Justin Silverio hosts a quarterly meeting in Reading. 

And then on Friday in San Jose is a great meeting hosted again by Johnson!  

There are a few meetings on the North Shore, @Justin Silverio hosts a quarterly meetup in Reading, the Boston Area REIA in Medford gets a lot of NH people and the Black Diamond meeting in Waltham is IMO the best local event right now and well worth the ride.
