Sure you can learn from them but most of them are just rah rah get excited to make money i've found that most learning comes from doing a deal and networking with yor other local investors it's much more personal and informative that way. heck you may even be able to bring on a more seasoned investor as a partner with you.

I ordered my countertops from IKEA as well, but due to the holiday season, the company they contracted with says they are booked out until the 9th of January which is when they can come out and measure, not even install( install is going to take another 10 business days).

So if something is in that wall that shouldn’t be there and was covered up with Sheetrock (like buried electrical junction boxes, this happens quite often with flips on older homes)this is considered unforeseen, and the customer pays extra to deal with whatever that issue maybe.

These numbers will vary based on the age of your home and location but usually standards that may be used are the following:Repairs - 8%Cap Ex - 8%Vacancy - 5%Management - 10%Miscellaneous - 2%If you have an older home (any home built before 1978) it would be wise to take out a little bit more for repairs.

If you're looking for a house hack I would wait patiently for the right 2-4 unit that works well for you and your own individual needs or I would buy an older SFH with an accessory dwelling unit (or the opportunity to add your own or convert an unused structure on the property).
