You can tell them you are tired of late payments, noise complaints, or other problems and give them the option of leaving on their own or being forced out.

I'm looking to acquire more properties on creative financing and I believe this may just be the perfect storm for more discussions with tired landlords who've managed their properties poorly and have under market rents. 

Yes in Monmouth flipping has caught on but in my honest opinion everyone wants just tired not ones that really need additional work beyond cosmetic.
