There is a thread on this very site where I express hesitation to pay such a fee, then a few months later in the same thread I decide it was worthwhile after all.

The time and money you put into your lease agreement will be worthwhile when you realize how many headaches you avoided by having a solid document in place.

Obviously you have a good tenant now so you need significantly more to make it worthwhile. 

As homeless people can have addiction problems and often have loud outbursts, this might be worthwhile. 

Split the profits however you feel is fair, but remember that making the investment worth-while for them may keep that door open for you in the future.
