Also up in the air is exact timing of rolled over cap gains, with big funds lobbying for 360 days versus the proposed 180; lengthening the construction period beyond the suggested 30 months; and allowing interim profits to be rolled forward.All the same, looks like OZs will be a good alternative to 1031s.

Try to cooperate with them it will only benefit you in the long run versus being difficult.  

I welcome your suggestions  for somebody that is the right mix of reasonably priced professional and interested in doing rehab versus new construction. 

William Edwards You might want to look into an eQRP (enhanced qualified retirement plan) versus using an SDIRA.

The difference between the two estimates is high-end finishes versus the low end.  

I definitely suggest shopping though - and you'll likely be able to see the difference in a large bank versus a mortgage broker.Also - some small local banks may over time create a personal relationship with you - but an additional perk of a mortgage broker is most work all hours of the day and contact is much easier.
