A bookkeeping professional will "translate" the PM's data into your master accounting platform each month so all of those transactions are accounted for.This allows you to see how your business(es) as a whole is doing financially in addition to how each property is doing.We actually catch a lot of mistakes doing this for our Clients as an added bonus. 

Some grew up in real estate, some worked in construction which translated quite well to rehabbing, others came from a finance background and can feel comfortable working the numbers.I'd say hedge your bets and find a way to add/supplement what your currently doing with real estate.

Technically, if you're doing a level 2 alteration I don't think you NEED to do this, but it will save you some grief from the building department. 

Airlines showing signs of weakness which translates into weakness for hotels as well.Refinancing will likely be an issue as loans come due.So just like multifamily and office there will be fallout. 

You must alter and change your mindset to actually see.

What I mean is that although portfolios are increasing in 'price' those assets do not necessarily translate to real wealth.

I've done a few Level 2 Alterations (Chapter 7) in southern Wake County and would recommend that you talk to your local planning and zoning department before jumping in, regardless of where you are (Wake, Harnett, Johnston counties.)
