I don't believe that our current appreciation rate is sustainable over the long term but the historic long-term appreciation rate for Denver is probably in the 5-6% range. 

It takes a good 6-12 months to get a new real estate agent business up and running to the point where it can sustain you so starting in Texas won't make much sense.PM or email me if you want more specific direction on getting licensed, choosing a brokerage, etc.

We can look to the Schiff's and Kiyosakis with their statements about what is old being sustainable, gold/silver/land, it seems foolish to assume we go back to anything like we've had, the world is changing.

The online business has never been better and we are making  enough in one business to sustain both businesses.Don't wait it out, take control of your situation, and secure your income!

If you hold a property 10 years the odds greatly increase in your favor that it will appreciate and cash flow will self sustain it.

I certainly could increase my returns (and risk) if I were more active and leveraged up, and I have the choice to do so at any time though it is not required, but the profits that my portfolio produces are high enough to meet my goals and in a fashion that I believe is very low risk and long term sustainable.
