This is a situation where I would be doing all of the marketing. 

I don't have all the answers to your situation, I will share a little of my experience - When I was younger – in my 20’s in the 60's, I never had too many jobs - the longest one I had was with a correspondence school for 7 years - that sales training was the key that prepared me to be able to negotiate real estate transactions.During that 7 years I started taking seminars, buying cassette tapes (remember them?)

It can be great but also work and sometimes stress.

But not sure of their exact financial situation, because they didn't feel comfortable sharing any more details than what I have.

Again though there is no rush on finding a place immediately, I want to stress that I have plenty of time and patience and want to find a really good deal on a place. 

One for a new construction and another for a situation that required a bit of navigation.
