There are several HMLs to choose from on the site. 

Even if you set all the cash-flow aside, it would take a year just to build up a $2,000 reserve which isn't enough to replace the carpet in one unit and that doesn't cover cleaning, other repairs, vacancy, etc.I don't know enough to make the decision for you but the margins seem really thin based on what you've shared.

In relation to my previous question, why do most sites and books recommend estimating certain expenses as a % of rent?

Plus it allows you clean break points if things don't work out....

It is not as clean, but still allows you to defer tax payments on gains (and recapture).

We have a 6-plex on 5 acres & I'm amazed how many kids who rent from us have had their wedding pics etc taken on-site.

This site is full of new investors who tried to go it alone only to find they've missed key parts of the equations that cost them dearly after the fact. 

I dont even see the property listed for sale on sites?
