In short, this home will need some type of water remedy, cosmetic repairs, new carpet and possibly drywall in basement, and who knows what else.The real estate agent representing the bank has been encouraging the bank to drop the price due to it’s condition and mold problems but the bank is dragging their feet and not responding.

What BK will do, as Chris mentioned above, is temporarily stay the foreclosure action.As for the tenant issue, if I were representing your HOA I would file for a receivership (depending on your state's laws) and have the rent paid to the receiver and then disbursed to my client and possibly even the lender if they appeared in my foreclosure action.

As I am on the 3rd floor of a 3 story condo complex, and the 2 units below me all share a common water stack, I sought and got verbal permission from representatives of each unit.While I had the water stacks turned off, an individual in the first floor unit turned on their guest bathroom sink faucet, did not turn it off and then proceeded to leave the unit.
