This really caught me off guard and I personally felt as if this was a bad way to establish a relationship with a new client.

i have plans at the city that are 2-3 weeks from approval. i'm a licensed GC and the house is going to be a 3/2 1100 sqft with comps in the 260's. for a construction id only need 100-110k, but the more i call banks the more im finding out that even 100-110k is "too small" of a loan.

Planning to purchase in Phx,Az and surrounding areas, my equifax score is 700, experian 645,no debt whatsoever, have 1099 for 2022 and 2023 (required 2yrs), on my 1099s it says i make 135k per year, do not have tax returns (yea, yea), im planning to first start with my bank wells fargo.This would be my first home and at 1st plan to live in it, possible house hack, going for a -$300k loan. should i go traditional, fha , i plan to be on a fixed rate so I dont get surprises later on.In my situation, what down payment amount do you think will be needed .

Technically it's a house hack since you are reducing the expenses coming out of your personal pocket.

Since he's a one person shop (along with a super), he refinanced his 3 million dollar property and the bank required him to hire a property management company. 

When I was wholesaling, the hardest thing to do was to find reliable contractors who could get the job done and not leave the house a total mess.
