It could be worth researching if there are any new, or alternative options for your financing because of the coronavirus because you may be able to qualify for a "relief" loan of sorts that could have better terms than what you're in right now.  

Stocks are amazing tax wise and have performed neck to neck with real estate (excluding taxes) in many countries due to the nature of business but they tend to have low cash flow and the volatility can lead to one needing cash right when the market is down.

We’ve had a lot of girls want to work there on commissions but given the nature of my w2 job, that is not feasible.

We typically remove the cement board and the tile when we replaced for the reason listed above, the cost of the cement board is less than the labor it would take to prep the substrate for the new tile and the new board also offers a more level surfaces than the alternative. 

I would proceed with 'caution'... could the tenant have an alternative motive?

Also know that you really don't have to split the realtor savings with the buyer because their best alternative isn't much better.

Folks like the hardwood look and it's great LVP exists as a strong alternative to it without paying a premium for it.
