i know your not asking this but to break the pattern, it is best for your mental health to be hands off arms length from your short term or long term tenents, weather they are 12 month lease tenants, friends relatives, sympathy to strangers, you should give to property manager or a manager who will do short term monthly rental, and separate yourself and remove emotion. ps., in florida now, you have an unlawful detainer action and there is still a due process, attorney is needed and there is no throwing someone out on your own, that is not going to happen or you'd lose alot more than you lost now. we buy properties like this and pay for the attorney.

We sometimes talk of the "plantation mentality" that our tenants can have -- like they own the house and they own us, bossing us around and dismissing us in ways that have left us surprised and biting our tongues.

As long as my price works for them, they are delighted to do business.1 - Think with an abundance mentality.2- Find good deals, regardless of the source, and build a "book" of rehabbers who will buy them from you.Then, you won't have to worry about what other people are doing.

I don't necessarily subscribe to that, I'm more of a work/life balance guy, but I can tell you I love his attitude and mentality and was pretty much ready to take on the entire world all by my self every time I listened to it.So, not educational but definitely motivational along with many good take-aways.

You can run the risk of fighting the tenant and going to court which is likely to well exceed the cost of rent you would receive as well as the mental capacity you've already spent on this issue if you lose (which by this thread most are in agreement that you are on the losing side) You'd also lose the tenant and have to make necessary repairs, marketing, and showings for the next tenant.

Personally, I don't have the mentality to just "accept it" and ignore the fact that they intentionally screwed me over when I was a very responsive landlord during the entire tenancy.
