I have seen posts on IRR (Internal Rate of Return) CoC (Cash on Cash return) ect....Has anyone tried to calculate the total return on an investment property?

Just purchased anotherWe are internally funded, we are playing the retail / MLS game currently and it's working so far but the profits could be a bit better. 

I used to fly into town for 4hrs each week only to check the progress, that's for commercial with larger budgets but the principle is the same.Review Contract:  Especially if it's their internal team, you must review the contract to make sure there's enough heat to make them sweat. 

Internal Rate of Return - use it for investment decisions. 

I would buy all hard assets including real estate, silver, crypto & diversify markets to more stable areas & international markets.Silver hit $50 in 2008 from a low of $12.Real estate in stable areas like Oklahoma will cash flow you through a crisis not San Fran!

Thank you for the recommendation, it is crazy how no American companies stock Brick Stain (everything I have seen is Canada or international). 

there are appraisal firms that specialize in this type of transaction.my Daughter interned for one in CA.. and her job was establishing value along the Napa Riverin Napa CA.. it was a huge undertaking as they were doing big flood control project.. dealing with all sorts of business's and land owners..  

The house is a single family and is zoned as such, however the plan is in a way that we can rent out a studio on one side and a two bed 1 bath on the other and live in the middle section (separated from the other two by internal doors).

But also understand the merits/reasons that others go the assignment route.I agree with you 100% about creating a unique, internal list of people to market to.
