Some trusts have a set number that gets distribution -- x dollars annually or in more frequently installments.

We had to install a camera to hold them accountable to clean up their dishes. 

An honest seller will not have a problem with that so long as the title company holds those keys until your check is accepted at the closing table.The lesson here is it’s always better to install your own tenants because you control the process from start to finish.

How long after the system was installed did this problem begin, or was this problem present from day 1?

This has been an ongoing exercise that occupies quite a bit of our time.As far as I know, we are also the only company that sells real estate investor websites and allows you to install them on your own host (server).

I am debating installing security cameras on my triplex, but am concerned about legal issues.

However, me personally, if I had a prearranged agreement, hopefully in writing, with the tenant to increase the rent due to the new alarm system being installed, then I would hold them to it unless they asked to renegotiate.

Find someone who installs for a larger window installer and who is looking for some side work.  

It pretty much fixed up, just waiting for kitchen, 2 bathrooms, and flooring installation.
