Knowledge without confidence is like a healthy set of lungs without air.Confidence without Knowledge – Knowledge is the product of reason.

To me, this sounds more like a healthy market than anything else.

I'd give another healthy rounding to that number and say you'll be into it for 60k. 

Cash flow is only an indicator of a healthy asset, using it for comparison purposes does not work unless you are comparing apples to apples.

And very few people who need 6 bedrooms in that price range rent compared to a smaller property as well but if you take holding cost into consideration and there is still a healthy room for profit.

You are looking for water damage, things that need updating, foundation issues, outdated electrical, stacks with "barnacle" on them, old water heater/furnace/ac, curb appeal, healthy profit margins, solid comps, and a motivated seller.I've seen too many "new" investors get sold a property at full retail.

In a perfectly healthy market, economists estimate that there would be about a 6 month supply of homes.

With good credit and healthy reserves this shouldn’t be an issue.
