it was 7 acres... 300k in landscaping and water feature... house was sheet rocked so that included kitchen all surfaces appliances 150k in solid walnut paneling etc etc.. we paid 1.7 for it put 1.5 in it sold it for 5 mil.. best flip gross dollars that I personally have done.

We eliminate any step down, make the ceiling the same height as the rest of the house, sheet rock the walls, eliminate the door on to the driveway, etc. we generally make the garage a mastered room, with a walk in closet and master bathroom and add a utility room if there isn't on somewhere else.

But hey that's what sells how to training and bird dogging and its those that want the big returns.. without really realizing the risk / reward quotient and that's OK.. kind of like building a stock portfolio.. but at your base in notes it good to have some rocks that you can count on then if you want to gamble on the NPN and do all that leg work etc.. one can give it a go..
