Yeah to be honest.. similar to a LTR. once the systems are setup in regards to documents, listings, cleaners, handymen, trades etc.

Fence in the portion of the lawn that will used by tenants, not sure the exact law, but be clear in your listing, that they cannot use the whole property, tbh idk what someone would need more than say a half acre for, unless there’s like hunting on the property or something.

If you are buying MLS listed properties with only 20% down, and having to use a property manager for upkeep and leasing then you will likely never find a property that will cash flow.
