I am choosing to stay away because the ARV is only around $45-$50,000 so there isn't much room left to fit in fixing the foundation.

Here's a small excerpt from my 10 page lease... 1.CLEANING:Tenant(s) is responsible for cleaning all areas of the Premises, including but not limited to; living room, dining room, kitchen, hallways, laundry room, bedrooms, closets, bathrooms, outdoor walkways, and parking spaces.

PenFed counter offered w/ an interest only Heloc only a few grand less than I requested, so this wasnt a big deal.However, it has me a little nervous going forward.

If it’s under ten grand I’d go that route and pay it off as quickly as possible .

Is there any room for it to be in bad enough shape that it could tank those estimates due to excessive rehab/repair costs?

And you could always consider a triplex or quad and 'temporarily' tie two units together for more room.. knowing full well you'd need to re-separate down the road...
