@Joshua Howaniec I would love to hear more about your perspectives of the different areas.  

I wonder if it is going to change anything or even change REA's perspective, there are many people out there who don't run the numbers and find themselves in a bad position.You know what you are doing, that's what matters :D) 

From a management perspective, I can guarantee long term will be easier, and especially with you using a PM I'm wondering how much of your weekly rent will be eaten up by fee's.  

People always ask me about renting vs selling, and I like to get other people's perspective, because I personally am a huge fan of renting.

@Alan Grobmeier - thats the perspective I was not able to see - PM, vacancy and CapEx do make up for a decent chunk of the expenses.What home warranty companies take care of repairs and stuff at a nominal cost?

From my perspective, this is the seller's problem, not yours.
