For a 2/1, I received these quotes with permits 14k electric,  8k furnace/duct, 2k central air, 2.5k floors sanding/ synteko, 10k bath,  12k kitchen, $30/$50 sheet of drywall,  3k paint,  roof was about 7k, demo 3k, concrete demo/new $12 s/f, windows $250/$400 depends on brand, then GC fees,  etc. 

The origination fees allow are 6K Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

You'll want to look at all the fees, on fha there is mortgage insurance.

In regards to buying ONLY the coach house I have seen this done with it's own pin but it's not set up fee simple it's set up as a condo with the front buildings units also as a condo each separate pin. 

$1500 would cover mortgage, PMI, insurance, and all the other fees/calculations rentals need to factor in?

Is the 3500 fee an origination fee, processing fee or what.

If I remember correctly, the trustee sale fees were fixed or capped by the state. 

I've read different story about franchise fee (some said we have it, some said it was changed).

I really like Equity Trust and Quest IRA as providers of a SDIRA, but they both charge a fee based on the amount of money you have in the account - essentially penalizing you for growing it.Are there are any reputable SDIRA providers that charge per transaction, instead of by asset size?
