I tend to doubt you have get the HELOC the property is under an LLC because it has to be a personal residence.

VERY doubtful you can do a HELOC with a bk7.  

It's extremely doubtful you will see appreciation in these areas.

They probably won't appreciate quite like Denver, but I doubt they'll fall in value like some places in the Midwest have over time (there has certainly been some appreciation in the Pueblo area in the past ten years).  

There are times when the owner in foreclosure will cause problems to the house he is about to be evicted from;  cement in the toilet, crossing electrical,wires, blocking the waste vent pipe...etc. discovering these problem and making an offer to the lender with pictures and a contractors inspection report will help the investor acquire the REO.Charles
