Supposedly, both tenants paid on time all of the time according the owner, but it couldn't be proven because the leasing and accounting documents had recently been destroyed in a pipe burst flood. 

I bought an 05 build and the previous residents had destroyed the internal unit.

Go into this career with a strong safety net or it could destroy you on the first round. 

Management and repairs can destroy your returns, and this can add up quickly. 

It will be the wild west, people will be needing to sell, major rehab needed, a whole bunch of displaced workers, refineries down, destroyed homes. 

I am hoping the property management company will handle the hassles for me, and keep a steady tenant that won't ultimately destroy the home, ruining its value. 

My biggest concern with wholesaling is people convince new people in the industry that it is a solution and if they happen to be successful, they get a cease and desist order from the state totally destroying any momentum they have.

However, now the property needed some work as the entire main level was destroyed by the water damage (kitchen, half bath, and living area).  

Or the tenant does not destroy the house.My question is are my numbers and expectations realistic?

She left pretty quietly, she didn't want me to report her,  but she did want all of her deposit back and her dog had DESTROYED the carpet.
