The tubs may reflect an Edwardian era or be very modern, but they're so sculptural and lovely - plus the sparkling "jewelry" of the fixtures make them special and desireable.

Or, do you find it is situation dependent (i.e. where rates are or if more steady income is desired?

In California pools are HIGHLY desired an a huge selling feature.

I have never love my desire though.

However I am very familiar with Clark, NJ and with proper tenant screening this could have been avoided.Clark is a great town, very desirable and easily attracts high quality renters.  

While working full-time, I'm looking to get started with rental property, single family in the beginning with the prospect of branching out in the future should it fit my desire.  

Am I going down the right path to assume it would be more desirable for a home owner to have a larger deluxe Master-bath with a guest door rather than the current setup with outdated and small bathrooms? 

I have 40 some years at this and for me its so complicated and my total desire not to deal with those with financial issues. has kept me out of the space...

Ive had advice from others in the local market including...start out buying 3/2 single family homes in a stable neighborhood....preferably brick, less than 10 years old, 1% rule for renting(Ive heard 2% on one of BP podcasts) ....avoid homes in less desirable rundown areas, avoid multi units...buy north of town( thats where the city is growing) I live in a city of 65,000 with median income of $46,000 and median age 35...
