Coops can be difficult and I understand what you mean when you talk about the appreciation, as I bought a condo in Mott Haven and appreciation has been slower than I hoped (thanks Covid). 

Back when I was buying/rehabbing houses to hold, I had a couple people from bp contact me and do just that.   

My gut is telling me that a bad tenant on disability is way more headache than I want to deal with.

As I expected this is a very different market than where I live (in NY).
