they must be comfortable with your ARV if they are willing to lend on the deal....and subordinate to a 1st position lien...It also looks like you will have lots of origination fees that you may not be including....and you are renovating to ARV...no equity once you factor in fees and holding costs...I guess I've not seen any loan originators put money on a deal like this before...maybe hard money with a renovation component...

I also got to thinking that we should perhaps audit each of our units before each winter to see what components/tenants could be eligible which would have otherwise been major capex items.
