For us, it made more sense to go into flipping OR -- if we stayed with rentals -- to leverage our money, buy cheaper properties, and gain a lot more cashflow with multiple properties than one paid-off expensive home.I know Tampa is a tight market for new flippers.

The customers did not like the other kind as well and the food supplier told us a goods manufacturer came in and gave them a cheaper price to make more profit so unless we could order 3 pallets of the previous pepperoni a week they could not keep carrying it.The larger restaurants get to dictate certain things to suppliers and have the power.

So now with prices and rents were they are at and this crop of investors who have it pounded into their brain that a property needs to positive cash flow with 20% down other wise its no deal.. that seperates new builds generally on their face  IE they won't hit those metrics..Now in parts of Texas were things can be cheaper than west coast and rents a tad higher I can see were investors could swoop in and hit the magic 100 a month positive with 20% down on new construction.

It's also easier and a lot cheaper to have a lawn that's already there, then to rip out the lawn and then re-landscape.
