If the docs were provided by the borrower, and you're not familiar with them then you definitely want an attorney to have a look at them.

Filthy, dirty people and they left it a disaster zone of filth and junk in their apt, a common storage area (that the previous owner "rented" to them, which they also stopped paying for) and the basement. 

It appears that I can refinance (no cash out) to an interest rate of 4.8% however with the remaining balance on the mortgage that I would be borrowing my total payment will drop to $1,787.00 per month and I will no longer have PMI. 

Lenders tend to get real iffy about borrowers not having any skin in the game.

Because sellers are not some mysterious alien creatures you have to use some guessing and some special code message to make them react a certain way.Would all of you please stop treating sellers like this?
