Each has their own unique qualities but all-in-all they are pretty standard midwestern markets.

Just like many of you, my preference when purchasing a new property is for it to be vacant, so that my property manager can vet quality tenants vs the roll-of-the-dice that comes with inherited tenants.That said, where I primarily invest—Detroit, MI—inherited tenants are pretty commonplace in 1 to 4-unit properties, and sometimes those deals are just too good to pass up. 

Okay, so you met him, you have no idea about the quality of his work? 

The rental market is strong because there aren't enough quality homes for buyers to purchase and many who migrate here for work are relocated with short notice so they don't have a year to wait on building something new. 

Nothing can be done now but to install quality cameras and discuss with the police in person, what they can do to help mitigate things.You have to remove emotion.

Everyone wants to see dark building have new quality tenant again because public doesn't want crime developing and county and city want more taxes and jobs created in the area.

Of course, we also plan to add a couple high quality TVs, good furniture, and keep the interior clean.The back yard is marvelous and just about the biggest/nicest in the city.

A good reasonable price by a quality contractor is what I want.  

I feel like the quality has probably come up somewhat across the board in the last 5+ years.
