I know I'm not super active posting but I do read the forums quite a bit and have listened to maybe about 1/3 the podcasts now, but I can first off say that having a place like this has really helped me a lot in guiding me to the right decisions that has made my first attempt a success!

After some research, it seems, there is nothing illegal about it, as long as there is not active knocking/engaging with the home owner, as well as staying away from communities whos HOA has a no trespassing signI get them all the time at my house, but they are usually for restaurants, which isn't offensive at all, which is why people probably won't complain and much as "I would like to help you sell your house if your house, etc"If anyone has any advice or knowledge about possible fines associated with this it would be much appreciated.

Have her log the activity in writing and get video footage, inspect the property yourself, check for critters (like albino raccoons...they look like ghosts 😂) check for gas and water leaks, look up the history on the house just to know what the deal is, and if you have to... ask some good friends to dress in white coveralls and bring a shop vac to house to suck the ghosts out.
