By that I mean,  while you may have the same group of individuals listed as members in each of your LLCs that operate in similar fashions, each LLC should only hold 8-10 properties and/or an agreed upon value of your holdings.

Notify them that they can not speak to me or anyone that is working for me in an unkind or inappropriate way and that if I field any more invalid complaints that I will "cross complain" to the HOA bc they are basically acting in a bullying-like fashion.

So most lenders looking at say a $4,400 rent duplex with an $1,840 PITI would not be adding the debt to my DTI but adding $1,460 to my income. 4400*.75-1840=1460Some local lenders will segment the PITI and adjusted rental income in this fashion, to be ultra conservative, particularly if you're relatively inexperienced.

GAGuy, I own both direct and passive real-estate and so I look at hundreds of passive deals each month (on both crowdfunding sites and old-fashioned syndications).1) The distributions are similar to stocks in that you can find some that target income ( which would be similar to dividends), some that target price appreciation (which would be like a stock that doesn't pay dividends) and many that target both.
