Now after being teleported to this financial position, my fears of making mistakes are slowly fading, and I am realizing that "good enough" works. 

There are also good reasons why many of the poor in those neighborhoods stay that way, and most of those reasons are NOT fixable by you as a landlord.Ethically providing high quality rental property to good, hard working, middle class families at a reasonable rate is good enough for me, and profitable.

I'd include utilities, because otherwise there will be bickering about who is using more electricity or changing the thermostat, and how it's not fair they all have to pay a percentage of the bill, yatta yatta.I'd also pay someone to come clean once a week, because that will be another argument about who has to clean the bathroom and who doesn't do a good enough job of cleaning, etc..  

As someone who's trying to get into the real estate investing market, I'm searching through available properties between $250,000 - $350,000 throughout the Okanagan looking for 6 of the best investing opportunities for a potential investor. what I'm asking from the bigger pockets community is do you guys think there is a good enough amount of families looking for rental properties in the Okanagan and if so, in what particular areas to help narrow my search down?

I always figured if it was delivered with delivery confirmation, without required signature, that was good enough.  

Make sure your current tenant knows that the new tenant either accepts the apartment in its current condition or she will be charged rent until you make it ready.Hopefully she leaves it in good enough condition and the new tenant is fine with it.

The things I'd consider, would be a good enough deal that I bring no more than $10k as downpayment and <10% interest and have good starting equity.

The landlord can use the security deposit for any damages that the tenants were responsible for, but ideally you won’t have to use it until the tenant is moving out, and even then that the tenants would have taken good enough care of the property to not have to use any.

She has apparently been cornering them in common areas, saying things like they aren't good enough for this neighborhood, and using racist insults.
