They can’t pay full amount of the lease as is, maybe you can enter into an agreement with them to allow you to get first crack at all receipts up to a certain threshold or maybe you take an equity position in the business (just thinking out loud here).

As long as you run your operation as a mom and pop real estate operation, you’ll pay high interest and forever be scrambling to raise capital.If you formalize your operation and begin operating as a structured business entity, you may be able to enter an arena where you can obtain credit facilities, have capital available for your acquisitions, and have a chance to grow geometrically.This has a downside of course.
