How have you guys in the central Florida area done it and do you have any advice or recommendations?

I would recommend choosing someone with the most forum posts and/or reviews that way you know that person is active 

Now there are instances where I recommend long term over short term rentals, it just depends on your expectations as an investor.

Are you using a realtor and do they have recommended contractors?

Ultimately I do not want to be over leveraged, stuck paying a high mortgage for extended time, or live in a home that needs work I can’t fund what are your thoughts and recommendations for how I should structure my first purchase?

I also recommend something six months later, typically aligned with transitioning from winter to spring.
