have your lawyers write an addendum to the purchase contract disclosing the amount which is the difference between the appraised value and what the seller actually wants... label it a marketing consulting fee to a XYZ company.the key to cash back is the relationship your lawyer has with title company. have your seller order title through your attorney and everything is fine.good luck and if you need clarificaiton let me know...

That said, as I write this I have an electrician in my kitchen, moving circuits and switches mainly (it was a poor design), when he's gone I'll actually install the recessed light cans, then texture and paint.Remember, if you're paying a "tradesman" $50/hour (cheap in most parts of the country) you have to "earn" about $85 to net the $50!

okay for your first investment - land is probably not the most ideal investment - because it doesn't put any cash in your pocket and there are really no tax benefits other than writing off the taxes.basically cash will flowing OUT OF YOUR POCKET rather than OUT AND BACK IN TO YOUR POCKET - possibly like a rental unit.if you were to start a business - say a pizza shop - now you're just starting out...would you invest in a pizza shop that doesn't make any money and only costs you money to spend on it????

A full price cash offer received 2 days later (by a friend of mine as it so happens) was accepted by the realtor as highest and best, by that time though I had directly gotten the AM to accept my offer in writing so the cash offer was later rejected by the AM.The same bank sold at a trustee sale to another client of mine the same exact house in better condition next door for 72k which we resold for 116k (cash 3 day close).
