Hi Julian, After repair value is usually based on comparable sales not rents..

I am basing that off local comps and the fact that a 3 unit building that is smaller than mine directly across the street from mine is under agreement for 440k.

In certain markets I wouldn't touch hotels, but most markets have reasonable valuations still if your buying based on GRM.

I am a real estate agent and investor based in Columbus, Ohio but also have done deals and investments in Cincinnati so I'm familiar with the market.

And then an actual message comes through. 2 weeks after check out they wanted to let us know about some spider webs, a microwave built-in that was too high (based on preference), a power strip with loose wire connection and several other items that they never let us know about during their stay.

Be good at analyzing deals quickly, in other words know your market as an expert to determine what a good deal is.

Plenty of cases based on those points.

It’s a great way to build some  base knowledge on any topic you are interested in.Finally,  I would e courage you to find your local real estate investment group.

Remember when it rains it pours... in other words, occupancy will dip and in conjunction with higher expenses and lower/flat rents so its not just one metric moving. 

Since this post got bumped, I'd love to hear any tips or tricks anyone would care to share about your last minute "game plan" if you happen to get a strong lead to reach back out/etc, with under 24-48 hours before auction.
