Three big ones are that without obtaining some type of residency visa, you cannot even spend more than 90 days in Italy (or any other EU nation, and simply owning a home there does not qualify for a visa), there are possible issues of double taxation, and even getting there and doing diligence on a property and hiring architect and construction crew is an expensive, slow process, before you even get to the point where shovel one hits the ground.

For us they are on work VISA sponsored by the local farms, the farms spend a lot of money getting them to come work, and therefore do a lot of the vetting to get quality workers.

This amount is considered taxable income by the IRS, and you can later be sued by the note-holder for the difference (at this point a judgment can be entered against you and your wages garnished or liens placed against properties owned, ect.).
