But what you mentioned about everyone follows someone, I'm currently on a new construction job in Elk Grove Village, it has every trade you can think of involved.

So he will carry errors and omissions insurance, liability, workers comp, business auto ins....he will perhaps have an office worker answering phones, and a CPA, a lawyer.

The neighborhood (Roscoe Village) has shown to be very strong and we should have no problem renting this unit out once we are ready for our next live in house hack in 2 or so years.  

I've gotten on my agent's auto-mail list so if a property ever swings my way I can pounce on it but it's looking like a no-go so far.

I believe that the Villages at Cloverly and also the Rockley Golf club both work this way.  

I really could not understand the first guy.. and I don't know what the heart burn is about Jim is simply broker selling real estate.. and brokers in his type of business use all sorts of advertising.when my wife takes a listing it auto populates to like 25 sites.. its part of being a full service brokerage.. at least in the retail end of things.. in the distressed space we did door knock.. as so many distressed owners simply would not respond to anything other than someone talking to them belly to belly.. but out here on the west coast most of those techniques are now illegal as it relates to distressed ( in foreclosure ) assets.

The only thing I would add to all the great suggestions posted already is that going forward include the steep stairs in your auto reply when someone books.
