If you are marketing your deals publicly and many agents and brokers see what you're doing and you harm then in any way, you can expect a complaint to be filed and attention brought to you situation.Get a license, it's annoying but 3 weeks of time and a couple grand will save you tons of headaches and unnecessary stress.

Distressed can take on a lot of forms (stressed out owners, unwanted inheritance, damage, mismanagement, rents under market values, etc) but it's a word we use to describe access to properties for less than fair market value.

They've offered to help me with the logistics of me putting a home under contract and dealing with taking photos, assessing repairs, running comps, etc.I'm taking a risk that they'll actually come through as I've never worked with them, but I'm trying not to focus too much stress and energy on that right now.If I end up in a situation where I have a motivated seller and the deal looks good at a high-level and these contacts don't come through, I'll have to get real creative (hit the phones, BP, etc).
