We always start clean at the beginning of the month unless there is a real need to start mid-month.You will have to use the leases that are in place and can transition the tenants to your leases as each lease expires.

Personally, when I see numbers like those given, I start questioning assumptions and class treatments so I can rule out the alternative if possible.

Start small, it doesn't have to last forever.

If it is the bathroom, I'd start by pulling the toilet to see if you have any problems there. 

And while there are a ton of people on these forums and social media that I would never trust my money with, there are also a lot of people/companies that are on social media that are great operators with long track records.If you are not going to go that route, I recommend you start hitting up local meetups and REIA groups.  

Starting your journey in real estate investing can feel both exciting and overwhelming.

If your renovations are minimal, you can start advertising right away.
