Cheap, but effective, options: ensure all hardware matches (brushed nickel is a safe bet), light fixtures, light/electrical plates are not dingy yellow... and make sure the front door and landscaping are inviting.Remember, like attracts like.

I evicted the tenant, put in my own tenant (single guy handy-man going through a divorce) I trimmed out the brush surrounding the house and had him cleaned it out.

We were able to turn a great profit on this one as well, although the market was a bit soft at the time and it did require a price cut to get it sold, but the $80k profit was still great.
